This project reimagines a 1940s Maple Leaf residence for a young family of four—transforming it into a modern transitional home that feels timeless, warm, and truly lived in. The goal was to balance character with comfort, creating spaces that support daily family life while remaining refined and enduring in design. Our approach focused on optimizing the space plan to improve flow, storage, and functionality throughout the home. Every decision was guided by how the family lives, works, and gathers, ensuring each room feels intuitive, comfortable, and purposeful without sacrificing beauty. A cohesive, nature-inspired palette ties the home together. Warm whites and oak tones form a calm foundation, layered with greens and soft blues for depth and balance. From the serene, color-drenched primary bedroom to the playful nursery and the productivity-focused home office anchored by a landscape mural, each space was designed to elevate everyday living while feeling effortlessly welcoming.

This project was a joy to work on, as we married our firm’s modern design aesthetic with the client’s more traditional and rustic taste. We gave new life to all three bathrooms in her home, making better use of the space in the powder bathroom, optimizing the layout for a brother & sister to share a hall bath, and updating the primary bathroom with a large curbless walk-in shower and luxurious clawfoot tub. Though each bathroom has its own personality, we kept the palette cohesive throughout all three.

Complete bathroom remodel. this project was taken down to the studs. Custom design vanity with spa tower which incorporates a styling tools drawer, shallow makeup drawers and plenty of functional storage. To reduce waster space under the sink we made the cabinet below more shallow in order to have a drawer below which will optimize usable storage space.

Open plan apartment living for urban dwellers optimizes small space city living. Here a galley kitchen in white and dark gray makes a style statement.

The original kitchen, although generous in size, was out of touch with our clients personal style. When a plumbing mishap caused significant damage to the space, the homeowners seized the opportunity to create the culinary workspace of their dreams. At the top of their wish list was a well designed kitchen, both aesthetically and functionally. State of the art appliances were selected based on the client's functional requirements and the optimal layout was tailored to family dinners and occasional entertaining. At the heart of the existing kitchen was a large and highly utilized island, keeping this was a high priority. An unused audio cabinet with outdated components was removed to create a much needed dry bar. The large refrigerator, and beverage fridge drawers were concealed behind custom made cabinetry panels and were positioned adjacent to the family seating area for easy access. Attributes such as spice storage, silver dividers and a tall pantry storage ensured everything had its place. Sherwin Williams, indigo batik (as seen on the island) was carried through the home allowing a visual connection throughout the home while the bright white perimeter cabinets created lightness and dramatic contrast. Brass hardware and decorative lighting gave the space a hint of understated glamour while pulling the warm tones found in the lattice of veining in the cambria quartz countertop. It is hard not to notice, however, the dramatic impact of the large ceramic, three dimensional, hexagon tiles that highlight the range wall. Companion subway tiles created continuity throughout the expansive kitchen, adorning the backsplash through the rest of the space.

Positioned near the base of iconic Camelback Mountain, “Outside In” is a modernist home celebrating the love of outdoor living Arizonans crave. The design inspiration was honoring early territorial architecture while applying modernist design principles. Dressed with undulating negra cantera stone, the massing elements of “Outside In” bring an artistic stature to the project’s design hierarchy. This home boasts a first (never seen before feature) — a re-entrant pocketing door which unveils virtually the entire home’s living space to the exterior pool and view terrace. A timeless chocolate and white palette makes this home both elegant and refined. Oriented south, the spectacular interior natural light illuminates what promises to become another timeless piece of architecture for the Paradise Valley landscape. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Welcome to our latest kitchen renovation project, where classic French elegance meets contemporary design in the heart of Great Falls, VA. In this transformation, we aim to create a stunning kitchen space that exudes sophistication and charm, capturing the essence of timeless French style with a modern twist. Our design centers around a harmonious blend of light gray and off-white tones, setting a serene and inviting backdrop for this kitchen makeover. These neutral hues will work in harmony to create a calming ambiance and enhance the natural light, making the kitchen feel open and welcoming. To infuse a sense of nature and add a striking focal point, we have carefully selected green cabinets. The rich green hue, reminiscent of lush gardens, brings a touch of the outdoors into the space, creating a unique and refreshing visual appeal. The cabinets will be thoughtfully placed to optimize both functionality and aesthetics. Throughout the project, our focus is on creating a seamless integration of design elements to produce a cohesive and visually stunning kitchen. An entry area to the home, this family laundry room became a catch-all for coats, bags and shoes. It also served as the laundry hub with a collection of portable drying racks, storage shelves and furniture that did not optimize the available space and layout. The new design made the most of the unique space and delivered an organized and attractive mud and laundry room with bench seating, hooks for hanging jackets and laundry needs, integrated wall drying racks, and lots of convenient storage.

This single family home that was once used as a rental for university students was completely renovated with a new addition and transformed into a highly optimized haven for a family of four. The brief was modern but colorful!

The home office space was customized for the homeowners. It features white shaker style cabinets and a custom built-in desk to optimize space and functionality. The master bathroom features DeWils cabinetry in walnut with a shadow gray stain. The new vanity cabinet was specially designed to offer more storage. The stylistic niche design in the shower runs the entire width of the shower for a modernized and clean look. The same Cambria countertop is used in the bathrooms as was used in the kitchen. "Natural looking" materials, subtle with various surface textures in shades of white and gray, contrast the vanity color. The shower floor is Stone Cobbles while the bathroom flooring is a white concrete looking tile, both from DalTile. The Wood Looking Shower Tiles are from Arizona Tile. The hall or guest bathroom features the same materials as the master bath but also offers the homeowners a bathtub. The laundry room has white shaker style custom built in tall and upper cabinets. The flooring in the laundry room matches the bathroom flooring.

Security cameras cover the entire perimeter of the home, and their pictures are easily viewed from anywhere in the world through an iPad app. An access-controlled gate allows the client to manage entry to the home even when away. All devices were inconspicuously placed, and custom Lutron drapes were installed to control daylight. Hamptons-Inspired Kitchen One cannot help but feel a distinct sense of serenity and timeless beauty when entering this Hamptons-style kitchen. Bathed in natural light and shimmering with inspired accents and details, this complete kitchen transformation is at once elegant and inviting. Plans and elevations were conceived to create balance and function without sacrificing harmony and visual intrigue. A metal custom hood, with an eye-catching brass band and impeccably balanced cabinets on either side, provides a strong focal point for the kitchen, which can be viewed from the adjacent living room. Brass faucets, hardware and light fixtures complement and draw further attention to this anchoring element. A wall of glass cabinetry enhances the existing windows and pleasantly expands the sense of openness in the space. Taj Mahal quartzite blends gracefully with the cabinet finishes. Cream-tone, herringbone tiles are custom-cut into different patterns to create a sense of visual movement as the eyes move across the room. An elegant, marble-top island paired with sumptuous, leather-covered stools, not only offers extra counterspace, but also an ideal gathering place for loved ones to enjoy. This unforgettable kitchen gem shines even brighter with the addition of glass cabinets, designed to display the client’s collection of Portmeirion china. Careful consideration was given to the selection of stone for the countertops, as well as the color of paint for the cabinets, to highlight this inspiring collection. Breakfast room A thoughtfully blended mix of furniture styles introduces a splash of European charm to this Hamptons-style kitchen, with French, cane-back chairs providing a sense of airy elegance and delight. A performance velvet adorns the banquette, which is piled high with lush cushions for optimal comfort while lounging in the room. Another layer of texture is achieved with a wool area rug that defines and accentuates this gorgeous breakfast nook with sprawling views of the outdoors. Finishing features include drapery fabric and Brunschwig and Fils Bird and Thistle paper, whose natural, botanic pattern combines with the beautiful vistas of the backyard to inspire a sense of being in a botanical, outdoor wonderland.

With a newfound desire to adapt their living space to better suit their current lifestyle, they’ve embarked on a journey to reimagine their kitchen — the heart of their home. Their aspiration is to cultivate a serene, neutral-toned sanctuary on the first floor that seamlessly merges with their family room, ensuring a harmonious and inviting environment. Design Inspiration: The renovation is inspired by the couple’s penchant for soft, calming neutrals, using their cherished family room and the kitchen’s existing tile flooring as the cornerstone for the color scheme. THE RENEWED SPACE Design Solutions: By choosing a neutral color palette that complements the existing tile, the design unifies the kitchen with the adjacent spaces. The tile’s grout was cleaned and restored, enhancing the floor’s appearance and integrating it seamlessly with the new kitchen aesthetic. The inclusion of a larger island with seating for two, alongside maintaining a substantial dining table, was achieved by optimizing the spatial layout. This allowed for a sociable yet functional kitchen, accommodating large family gatherings without feeling crowded. Minor adjustments to the kitchen’s layout maintained the preferred locations for plumbing and appliances while introducing an ‘open’ design concept. Strategic modifications, such as angling the pantry wall, improved the flow and accessibility within the space. This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income.
